In Sykies, in the upper part of Thessaloniki, a shop on the ground floor of a residential building is being converted to residential use and split into two homes: a studio and a two-level loft. Both are renovated from scratch, handed over furnished and equipped, and sold together for €250,000 on the Golden Visa route.

Where it is

Sykies is an established Greek residential neighbourhood in the upper part of Thessaloniki, home to families, young people and older residents. Its height gives many homes a view over the city and the Thermaic Gulf. The building is on a quiet street, with a supermarket right across the road, Agia Paraskevi church 12 minutes' walk away and the city centre about 10 minutes' drive. New, well-designed flats are scarce here, so demand for long-term rentals is high.

The renovation and the timeline

The renovation replaces all the infrastructure: electrics, plumbing, waterproofing and insulation, with a two-year warranty from handover. Handover is planned for April 2027, and the contract includes €750 compensation for each month of delay. Payment is split into three stages that follow the work: €50,000 at the preliminary contract, €50,000 when the flooring is done and €150,000 at handover.

The project is supported by lawyer Alkinoos Konis of Nexus Law Firm and architect Fotini Zgamba, who also worked on La Kalamaria, together with a local engineer and contractor.

Golden Visa and residency

The property was a shop, and its conversion from commercial to residential use is what places it in the €250,000 Golden Visa tier, which was kept for properties converted from commercial to residential use after 5 April 2024. Both homes are sold together as one purchase, and we can support you through the whole residency process. A Golden Visa property cannot be let short-term, but long-term letting is allowed. The programme's terms change from time to time, so check that it fits your case before you buy. The details are in KLÉA's Golden Visa guide.
