An empty commercial floor in a Kalamaria apartment building, turned into eight homes for Golden Visa buyers. Sold and handed over, with every apartment now let to local tenants.

La Kalamaria began as an empty floor in an ordinary four-storey Greek apartment building on a quiet street in Kalamaria. We turned it into eight new homes, sold them to Golden Visa buyers and handed them over furnished. Today every apartment is let to local tenants.

The floor sits a half level below the street, and its windows face the green.

What was here, and what we built

The property was an empty commercial floor in a residential building. We bought it, obtained a permit to change its use from commercial to residential, and built eight one- and two-bedroom apartments inside it, each with a kitchen, a bathroom and air conditioning. The floor has two entrances of its own, separate from the building's main door.

The apartments were built from scratch: new wiring, plumbing and insulation, wood-effect floors, white kitchens and bathrooms with glass showers. They were handed over fully furnished and equipped, ready to let from day one, with a five-year contractor's warranty from delivery.

Where it is: Kalamaria

Kalamaria is a lively urban district right next to Thessaloniki on its eastern side, with cafés, restaurants, supermarkets and a green park. It is popular with young people, students and families, so demand for rentals there holds steady all year.

From purchase to keys in under a year

This is the timeline the project ran on, from buying the floor to handing the apartments to their buyers:

  1. October 2024

    The floor is bought.

  2. January-February 2025

Change-of-use permit from commercial to residential, then the building permit.

  3. March 2025

    Works begin.

  4. Summer 2025

Renovation complete and apartments handed to the buyers.

A steady local team carried the project: lawyer Alkinoos Konis of Nexus Law Firm, engineer Konstantina Patiri, architect Fotini Zgamba and contractor Yorgos Svidis.

What the buyers received

The apartments were sold in pairs, each pair a single purchase that fits the Golden Visa route. Buyers received finished, furnished homes and support through the residency process, and the apartments are now let long term to young Greek tenants, giving their owners a steady rental income. You can read about the programme itself in KLÉA's Golden Visa guide.
