Where is it, and why Patras?

Patras is the largest city in the Peloponnese and the sea gateway to Italy, about an hour and a half by road from Athens. The University of Patras has more than 30,000 students, some of them from abroad, so the city is busy all year and not only in summer. That suits long-term rental.

Guaranteed rent and management

For the first three years the developer commits to guaranteed rent for owners. Management is free in the same period: finding tenants and checking references and income, setting up meters, insurance, cleaning and maintenance, collecting rent and a tenant call centre open 24 hours. The amount of the rent and its terms are given on a call, and it is worth reading the commitment in the contract before you commit.

Golden Visa in Patras

The building was industrial and is being converted to residential use. According to the developer, that is what brings the apartments into the €250,000 Golden Visa tier, which is kept for listed properties and properties converted to residential use. In a Golden Visa property, short-term letting is not allowed and long-term letting is. Check the conditions of the tier, and whether the apartment fits your case, with a lawyer before you sign. The full details are in KLÉA's Golden Visa guide.

How do you pay, and when do you get the keys?

You can pay the whole amount at once and apply for the Golden Visa straight away, or pay in instalments as the building work progresses. The exact schedule is given on a call. Delivery is planned for Q4 2027.
