Just five luxury villas set into the stone terraces of north-west Andros, each with a private pool of about 40 sqm, sea views and a beach some 6 minutes' walk away. Golden Visa eligible.

In Greek, lithos is stone, like the ancient dry-stone walls that draw their lines across the hills of Andros. Here, on a plot of some 10,000 sqm above Felos Beach in the island's north-west, just five villas are rising, set into the terraces under green roofs, so that they settle into the landscape rather than dominate it. Each has a private pool of about 40 sqm and an open view over the Aegean.

Built into the hillside

The villas take their cue from the dry-stone terraces that have shaped Andros for centuries. They are built into the slope, with local stone walls and planted roofs, so that from outside they all but disappear, while inside every window turns to the sea and the sunset. The result is complete privacy, deep quiet and a view no neighbour can block.

An island villa, finished like a city home

Each villa offers 146 sqm built, with two bedrooms and a loft, two bathrooms and three WCs. Around the house is a 155 sqm paved terrace and a 39.7 sqm private pool, and behind it an open 12.9 sqm patio that brings sunlight into the home. Each of the two bedrooms has its own en-suite bathroom, alongside a guest WC and a laundry closet.

The house is designed for comfort in every season: air conditioning in every room, underfloor heating, solar panels for hot water and an outdoor kitchen. Beneath the terrace are a 10.5 sqm storeroom and a pool plant room, both reached from outside.

Materials and finishes

The project's technical specification, dated October 2026, details the materials down to the door handles. These are the details you feel in the house every day:

  • Beige Lygourio marble throughout, inside and out: 2 cm slabs, brushed with aged edges, with no step between the living room and the terrace.
  • A facade of local schist laid dry, with no mortar between the stones, like the island's terrace walls.
  • Full-height aluminium windows and sliding doors with energy-saving double glazing and insect screens. Every shower has an electric skylight for light and air.
  • A made-to-measure kitchen: a large island that extends into a dining table, marble worktops, oak-veneer cabinetry and soft-close fittings.
  • An infinity pool with an 80 cm shallow section, a built-in bench and a jacuzzi, and a 1.40 m deep section.
  • A 16 by 4.25 metre pergola over the lounge, dining area and barbecue, shaded with natural cane.
  • A smart, connected home: lighting, air conditioning and heating run on a KNX system with a central screen, with wired network points in every room and infrastructure for Starlink satellite internet.

Andros: close to Athens, far from routine

Andros is the northernmost of the Cyclades, and is known as the discreet island of well-off Athenians: old shipowning families have kept summer homes here for generations, and the island has held on to a quiet, authentic character. From the port of Rafina, 25 minutes' drive from Athens airport, car ferries cross in about 70 minutes on the fast boat between May and October, or about two hours on the conventional ferry in winter. From Andros port to the villas is about 15 minutes by car. The project sits near Felos Beach, a few minutes from the port of Gavrio.
