Avra Thermis
Aerial view of the three Avra Thermis villas, their gardens and pools
Just three villas, exclusive to KLÉA: four bedrooms, a generous private garden and open sea views, in the green hills of Thermi. Delivery in 2028, about a year and a half from the start of construction.
Some places are built in volume. Others are built for a few. Avra Thermis is the second kind: just three villas in the hills of Thermi, each on a generous private garden with open views to the sea. A boutique project, offered exclusively by KLÉA.
At sunset, from the garden to the house. Shown with the optional pool.
Three villas. No more.
In Greek, avra is the light breeze that rises off the sea towards evening, and it sets the tone here: quiet, airy and green. The three villas share one clean architectural language: straight lines, warm tones of stone and wood, and pergolas that soften the light. Each rests on a private garden of a size rarely found this close to the city, from 550 to 1,500 sqm.
180 sqm over three levels, four bedrooms, three bathrooms and a roof terrace looking out to the sea. A home for a family that wants space, a second home in Greece, or an investment in stock that will not be repeated.
A living room that opens onto the garden, in full natural light.
Thermi: the quiet side of Thessaloniki
Thermi is Thessaloniki's green and most sought-after residential area: neighbourhoods of villas, open space and international schools, far from the noise of the city yet close to everything that matters.

The home, floor by floor
- Ground floor: living room, dining area and kitchen opening onto the garden, a bedroom and a bathroom.
- Upper floor: two bedrooms, a bathroom and a roof terrace of about 29 sqm with sea views.
- Lower floor: a fourth bedroom, laundry room, storage room and WC.
The project is at an early stage, so the interior layout can still be shaped around the way you live: an extra room, a larger living space, a study. The house is built around you, not the other way round.

An investment in limited stock
An expected annual yield of around 6%, from long-term letting or short-term holiday rental. Thermi has a marked shortage of homes to rent, and a diverse, international population looking for a quality home to let. And three villas only is a further advantage: there are no dozens of identical units competing for the same tenant.

Buyer protection
Payments follow the progress of construction, so you never pay ahead for what has not yet been built. Delivery is scheduled for 2028, about a year and a half from the start of construction, and if it runs late, the developer compensates the buyer with monthly rent, at no less than €3,000 for each month of delay.
