Luxury apartments in a listed building in the heart of Thessaloniki, five minutes' walk from Ladadika, with a lobby, restaurant, spa and pool in the building. As a listed property, it falls under the €250,000 Golden Visa route.

In Greek, archontiko is a mansion, and the name suits the building: a listed neoclassical structure on the corner of Katholikon and Vilara streets, in the heart of Thessaloniki's old town. The historic facade is being preserved and restored, and new floors are rising above it, with apartments and balconies looking out over the city.

City living, with hotel services

The building is designed as a blend of residence and hospitality. On the ground floor are a lobby with reception, a restaurant and a spa, and in the basement a pool and gym. You can live in the apartment, use it as a second home in the city, or let it, with the building itself offering what guests look for.

The apartments vary: studios, one-bedroom apartments and duplexes on floors 2-3 with the tall arched windows of the historic facade. On the upper floors most apartments have a balcony, some of them large terraces of 20 to 47 sqm.

Within walking distance of what matters in Thessaloniki

The building is in the Frangomachalas quarter, next to Ladadika with its restaurants and bars, and within walking distance of Aristotelous Square and the seafront. It is a location that works for living and for letting alike, because most of what visitors want to see is on foot.

Golden Visa, letting and financing

In most of Thessaloniki the Golden Visa threshold is €800,000, but a special €250,000 route remains for listed properties. The building is listed, so every available apartment falls under that route on price. A Golden Visa purchase normally rules out short-term letting, but this project is an exception: Golden Visa buyers can let their apartment short-term here too. The difference between the two routes is financing. A Golden Visa purchase cannot use financing, while a standard purchase can be financed. Check the exact terms with your lawyer before signing. That way the apartment can serve as a city-break home and earn income the rest of the year.

How much does an apartment earn as a short-term rental?

According to the developer's estimate, short-term letting of an apartment on floors 5 to 9 yields about 7.7% a year on average after management fees, ranging from 5.7% to 9.9% by apartment. This is an estimate, not a commitment.

What is included in the apartment?

Apartments are delivered with built-in fittings: kitchen cabinets, a fridge, an oven and air conditioning. Full furnishing and interior design, including beds, sofas, tables, lighting, textiles and tableware, is available for an additional €350 per net square metre plus half the balcony area. For example, for apartment 6B, with 38 sqm net and a 23 sqm balcony, that comes to about €17,000. The building has no parking.

When is delivery?

The estimated delivery date is the end of 2028. The first step is approval from the Thessaloniki building authority, expected by the end of 2026, followed by construction:

  1. Building permit

Expected by the end of 2026.

  2. Excavation and structure

1 to 12 months from the end of 2026 (estimated).

  3. Finishes and systems

6 to 24 months from the end of 2026 (estimated).

  4. Delivery

End of 2028 (estimated), with the final contract and purchase tax.

Under the agreement, if the apartment is not delivered within 36 months of signing, the remaining balance is reduced by 4% a year of the amount already paid, until delivery. If the delay runs more than 12 months beyond that, the buyer may cancel the agreement and get back what they actually paid. Delays caused by force majeure, such as strikes, earthquakes or government restrictions, extend the date and carry no compensation. After delivery, the developer gives a 24-month warranty on the quality of the construction.
